Let the Agents Do Their Job
Your real estate agent will be paid well upon selling your
home, so let him/her work for it. These individuals have been
trained to handle prospective buyers and other real estate
agents, and they are highly qualified to act on your behalf.
You should never talk about price or conditions/terms of sale,
or engage in any direct dealings, with buyers or their agents
- this is exclusively the function of your real estate agent.
Let your Agent Show Your Home
When it comes time to show your home, always leave it up to
your agent. Potential buyers are apt to feel uncomfortable
in your presence and will not want to express their opinions
about your home if there is a change of being overheard. It
is also difficult for viewers to imagine living in the home
with the current residents hovering nearby. If at all possible,
arrange to leave your home for the short-term period of the
showing.
Three's A Crowd
If you are around when your agent is showing your house to
potential buyers, stay out of the way and refrain from interacting
with them beyond the obligatory introductions. Keep reminding
yourself that viewers are not at your home to pay a social
call, and resist the impulse to "chat them up." If you believe
that your agent has neglected to show or mention something
you think potential buyers would find attractive, bring it
up with your agent after the viewers leave.
Trust in your Agent
Remember, you are paying your real estate agent to bring about
the sale of your home. Realtors are well training and competent
in the business of selling real estate - trust them to do
their job, without unnecessary intrusions. Your role during
this process is to communicate regularly with your agent about
plans and expectations, stay in the background when they deal
with the other party, and relax while thinking happy thoughts
of someone else doing the work!
